What the names on the map mean: Brentwood Park, the Glen, north of Montana, the Riviera
Listing descriptions on the Westside toss around names as if they came with the deed: Brentwood Park, the Glen, Crestwood Hills, north of Montana, the Riviera, the Alphabet Streets. Nobody explains them. Here is the map in my head, with the caveat that boundaries are a matter of local argument, and that what follows describes streets and houses, not the people who live on them.
Brentwood
Brentwood Park is the flat, leafy grid between Sunset and San Vicente on the west side of the neighborhood. Big lots, old trees, wide streets, and the most consistently high prices in Brentwood. If a listing says "the Park," expect a large traditional house or a new build on a large lot.
Brentwood Glen is the small pocket of post-war ranch houses tucked between Sunset and the 405. Lots are modest, the streets are quiet, and it is the most attainable way to own a house with a Brentwood address. I sold 11366 Farlin Street there; it is a neighborhood people stay in.
Crestwood Hills, up Kenter Canyon, is where the mid-century modern houses are. Post-and-beam, glass, canyon views, and a design-minded community that fights to keep them that way.
Mandeville Canyon is the long road into the mountains. Larger properties, horses on some of them, and a drive to the market that is a real drive. Sullivan Canyon next door is similar in spirit and smaller in scale.
South of San Vicente, toward Wilshire and Barrington, is where the condos and townhomes are, along with the apartment buildings. It is the entry point for a lot of first Westside purchases, and it is where 11500 San Vicente and 451 Barrington sit.
Santa Monica
North of Montana is the stretch between Montana Avenue and the Brentwood line, bounded by the ocean bluff on the west. Wide streets, big setbacks, a mix of original houses and large new ones, and the walk to Montana Avenue's shops that everyone mentions. 527 9th Street and 307 19th Street, both of which I sold, are typical of the streets.
Ocean Avenue, along the bluff, is the one street in Santa Monica where full-service buildings face a park and the Pacific. That is where 515 Ocean, my current listing, sits.
Santa Monica Canyon, at the bottom of the hill between Santa Monica and the Palisades, is a pocket of its own, with its own school, its own restaurants on Channel Road and a microclimate that is cooler and greener than anywhere around it. I represented the buyer at 486 E. Channel Road there.
Pacific Palisades
The Palisades is rebuilding block by block after the January 2025 fire. As of August 2026, roughly a thousand homes were under construction and about thirty had received certificates of occupancy, according to the Pali Rebuild Map compiled by the Palisadian-Post. The names still mean what they meant: the Riviera above Sunset near the country club, the Huntington on the flat streets near the Village, the Alphabet Streets north of Sunset, the Highlands up Palisades Drive, Marquez Knolls toward the ocean on the west end. What each block looks like today changes month to month. If you are considering a lot, a rebuild or a standing house there, the permit, insurance and timeline picture is the first conversation, not the last one.
Why the name matters to the price
Two houses with the same square footage, two miles apart, can differ by millions because of which of these pockets they sit in. When I price a home I use closed sales from its own pocket first, and only then look outside it. A comp from the wrong side of Sunset is not a comp. It is a story.
